REO INSTRUCTIONS

Please Follow These Steps, As They Will Help Me Serve You Better!

Attention Buyers' Agents - Please read every item carefully as each one is very important:

1) A MetroList ibox is provided for your convenience on all my listings.

2) These properties are being sold in their present condition, "AS IS".

3)  Buyer must be pre-approved before submitting an offer to the seller.  Please have pre-approval letter with the offer at the time of submission. SELLER WILL NOT ACCEPT OFFERS WITHOUT A PRE-APPROVAL LETTER.

4)  Please include a copy of Buyer's bank statement showing funds available for down payment and closing costs. 

5)  Please be advised that buyers must provide a CASHIER'S CHECK to title within 48 hours of acceptance of contract.

6) All-cash offers require proof of funds to be submitted with offer.

7) All offers received on weekends or holidays will be submitted the following business day.

8) When the bank responds to your offer, we will notify you. The bank requires that all listings remain active, on the MLS, for a period of 7 days.

9) The listings on my website are powered by the MLS, and are kept up to date automatically, and reflect current information. If it shows ACTIVE, then it is available for offers. However, if you have questions about a particular property, please feel free to contact me by e-mail: lisa@packyourstuff.net , or call me at 209-495-8310. 10) Verifying the number of offers on a particular property is generally not feasible due to the volume of contracts. You should write offers with the understanding that other agents may be doing so concurrently.  Upon receiving your offer, we will e-mail you letting you know. If you do not receive an e-mail confirmation, then we did not receive your offer. 

11) If there are multiple offers, the seller will typically respond to the top 2-5 "highest & best" offers. Please do not ask us where the other offers are priced. Thank you. We will e-mail you with the seller's counter response. The best way to respond is with a CAR Counter Offer (form CO) with your client's response. Please be prepared to submit a pre-approval letter to match the increase in price, if applicable.

12) Please ensure that your offer contains all required documentation. Unfortunately, we cannot guarantee a courtesy call to inform you of missing items.

13) PLEASE NOTE: Wachovia DOES NOT ACCEPT contracts, or any other forms, submitted with electronic signatures such as Doc-U-Sign, etc.

 

To Submit the Documentation by  E-Mail:

Documents must include the following:  

(1) C.A.R. Purchase Contract 

(2) Wachovia Seller's Addendum - 7 pages (attached to the MLS Listing)

(3) Wachovia Exibit A - 2 pages (attached to the MLS Listing) 

(4) A copy of the deposit check, and

(5) Pre-approval letter, and should be sent to: lisa@packyourstuff.net    

with a "CC" to my assistant, Laura: laura.nguyen@prurealty.com

(6) In the Subject line: please type the full property address

(7) Please include all of your contact information
